It is easy to forget about Adelaide when discussing Australia’s housing crisis. However, the city has experienced the most significant erosion in housing affordability since the pandemic began.

Turning to purchase affordability first, Adelaide has experienced the largest rise in dwelling values relative to income, from 5.9 at the beginning of the pandemic to 9.2 as of the September quarter of 2025:
