Housing transfers improving, but still depressed

Below are some interesting new charts showing the number of housing transfers in Australia’s four biggest states – New South Wales, Victoria, Queensland and Western Australia – pulled from the various state governments.

The first chart below shows the overall number of housing transfers across the four major markets from June 2006 to February 2013 on a rolling annual basis:

As you can see, there was only a minor pick-up in overall turnover up until February 2013.

Looking at the individual markets, however, shows a big recent surge in New South Wales (not captured above), as well as ongoing strength in Western Australia. Turnover in Queensland is also recovering slowly, whereas Victoria remains highly depressed (see next chart).

According to the latest available data, which varies in timeframe across states, the annual number of housing transfers were running at around average levels in New South Wales, 13.5% below average in Victoria, 25% below average in Queensland, and 12.5% below average in Western Australia (see next chart).

PS: If anyone knows where I can obtain property transfer data for South Australia, Tasmania, the ACT, and NT, can you let me know?
